Calgary is one of Canada’s largest city’s and as a result it has a very complex and unique Real Estate market.  When you add in variables such as the economic and political climates, mortgage restrictions and fluid rules and regulations this process can be confusing for anyone looking to buy or sell.  I hope to clarify a few things for you as you begin your adventure in the Calgary Real Estate market.  While this process can be daunting, the team at DM Real Estate works together to make sure we find the answers to your questions and make the buying or selling experience a seamless, positive and pleasant one.  

I want to buy my first home, where do I begin?

The first step is to connect with a Realtor you trust.  This is an important financial decision and you want to put it in the hands of someone who has experience with Calgary’s fluctuating market and can give you all the facts on the type of home you’re looking for.  Establishing this connection is important and will make the entire experience much smoother.  Once this has been established, you need to know how much you’re willing to spend and get a preapproval.

What’s a preapproval and how do I get one?

Ask your Realtor to connect you with a Mortgage Specialist.   Here at DM, we work with several of them and can easily establish this connection for you however anyone working in this industry such as a banker will be able to assist you with the preapproval process.  The specialist will guide you through the beginning stages of getting a pre-approval for your mortgage and provide more details on down, payments, insurance, fees and taxes.  Once this pre approval is in place you’ll have an idea of the amount of money you should spend on your home purchase.

Calgary is huge! Where should I start looking?

While the fun part is definitely looking at potential homes, it is imperative that you establish a budget range and focus on key neighborhoods that appeal to you.  Pinpoint the neighbourhoods that have the amenities you are looking for such as shops, restaurants, schools and parks and if commuting is important, you should consider the distance from your workplace and available transit options. Start with a few neighbourhoods and if you’re not feeling like you’re finding what you’re looking for; we can help guide you towards the right place.  We’ve worked with thousands of clients and we are professionals in this industry, our job is to find you what you want, need and love.

I want to sell my first home, what should I expect?

Many clients will ask me when is the absolute best time to list their home.  The answer to this is actually any time that’s right for you.  There are some notable “busier” times such as the Spring and Fall markets but listing in the Winter and Summer is always a viable option.  Despite what HGTV might have you believe, selling your house is a process and once you’ve met with an agent and established a potential list price based on comparables in the area the real work entails making your home look as amazing as it can be and not rushing, focus on putting your best foot forward.  The pricing will fluctuate with the time of year and available inventory but you have the ability to make your house stand out from the rest and any energy, time and money you put in will reflect in how the home shows to potential buyers.  I always like to tell my clients what needs to be done to showcase their home and everything else falls into place.
